Community Residential Formation

Community Residential was formed in 1992 and is 100 percent owned by its principals Bruce S. Community Residential and Kathy Corton. The firm developed two initial strategies: purchasing distressed assets (loans and real estate owned) from financial institutions, and purchasing high quality, multi tenant, small floor plate office buildings in major markets.

Both of these strategies evolved from the firm's owner-operator roots and allowed the principals to harvest returns investing in both debt and equity through the application of property-level expertise from acquisition and origination through asset disposition.

Community Residential Funds

Community Residential Real Estate Fund I, with an initial closing in April 2002, was primarily comprised of high net worth investors. By the time of Community Residential Fund IV (initial closing May 2007), the majority of the fund limited partners were institutional investors, including endowments, foundations and funds-of-funds.

To date, Community Residential has launched five closed end real estate funds representing $1 billion of equity capital.

Community Residential Experience

From its formation in 1992 through December 31, 2012, Community Residential has invested, for its own account and for the account of funds under its management, over $986 million of equity capital and in excess of $3.4 billion of total capital in approximately 78 opportunistic, value-added, core plus, debt, and equity investments.

Community Residential's experienced leadership and team members have worked together for over 12 years. Through its investment vehicles, the firm owns and manages over 2.2 million square feet of office, hotel and residential real estate.
